Senior Project Superintendent

Project Superintendent will coordinate the work of construction trades and observe work for quality assurance; helps determine manpower levels, material quantities and equipment requirements; and, maintains close contact with the Project manager to ensure that work complies with client specifications and schedule. Project Superintendent will assist in resolving construction problems as arise and enforces all safety procedures on site and monitors and oversees project documentation across project team; will order materials and equipment and document such and prepare regular updates and reports for owners. He or she will perform routine observations to ensure compliance to contract documents and process contractor payment applications and associated invoices. Project Superintendent must have minimum of 15 years of dormitory and hotel construction, preferably with government and military projects.
Essential Functions:
- Trade and Vendor Management
- Provide and maintain scheduling for trades and vendors as per Project Manager's instruction
- Monitor Quality Control of materials and installations
- Ensure Trades are compliant with OSHA and EM 385-1-1 Standards
- Ensure Trades and Vendors are compliant with all pertinent regional or local building codes
- Resolve any Trade and Vendor disputes or issues
- Ensure Trades are maintaining a clean work environment
- Assist Project Manager and Production Team in the recruitment and hiring of new Trades and vendors
- Management of Materials and Deliveries
- Ensure all material deliveries are accurate
- Monitor material usage to prevent waste
- Discuss logistics for deliveries at weekly trade meetings
- Keep a log of all deliveries on project in field office
- Jobsite Management
- Manage the job site according to Lusters policy and procedures
- Effectively manage weather related construction procedures
- Effectively manage emergency related procedures
- Ensure jobsite is clean and safe at all times
- Effectively manage field compliance with all trades
- Internal Relations
- Work effectively with all Lusters Team Members
- Work closely with Project Manager and Purchasing
- Communicate and document accordingly all work related issues
- External Relations
- Work effectively with Trades and Vendors
- Work effectively with all Municipal Inspectors or Officials
- Maintain relations with Architects and Engineers as necessary
- Constantly promotes Luster positively and professionally
- Purchasing and Ordering
- Constantly communicate order update information and requests to the Production Office Purchasing Coordinator
- Assist the Purchasing Coordinator with material or labor take offs when necessary
- General Expectations and Requirements
- Proficient computer skills with MS Office
- Continuously seek career development by identifying areas of self-improvement and working to attain Professional growth
- Construction schedules will be maintained at or above projected goals
- Punch list items will be kept to a minimum
Qualifications:
- Bachelors degree or greater preferred
- Minimum of 15 Years of experience in dormitory/hotel construction
- Excellent leadership skills
- Strong organizational skills
- Government and military projects preferred
- Strong communication skills

Minimum of 15 yrs Dormitory/Hotel construction with a minimum of 3-5 dormitory projects @ $100M+ per project construction value
Certifications/Registrations:
PMP and PSP are preferred. PE, CCM, CCE, LEED AP are desirable.
Relocation:
Must be a local candidate. Luster will not pay relocation expenses
Degree Required:
Bachelor's Degree in Architecture, Engineering, Construction or other technical field. Advanced degree in similar field is desirable.
